What You’ll Be Doing
As part of a team of facility maintenance staff, can lead a team and/or perform some or all of the duties listed below:
- Performs preventative maintenance on building systems, plumbing, electrical, mechanical and control systems and related components; tests system competency and component devices and evaluates performance. Assists management in planning and scheduling preventative maintenance work and recommends approaches to preventative maintenance programs.
- Repairs and maintains a variety of facilities systems, components and structures; repairs building plumbing, low-voltage, and line voltage electric systems, door hardware, fire and life safety protection equipment/systems, sprinkler systems, sensors and related hardware and software; maintains indoor/outdoor facilities, fans, lights and related; conducts structural inspections for safety.
- Maintains induction and air handling units; cleans and inspects all equipment, completes filter changes, lubricates, maintains and services mechanical and refrigeration and/or cooling systems. HVAC and refrigeration systems operation and related kitchen equipment maintenance and repairs.
- Performs service and preventative maintenance on commercial kitchen equipment, and on various retail support equipment; troubleshoots equipment problems and identifies when appropriate for external service provider to make repairs or perform warranty work.
- Maintains and oversees laundry equipment maintenance and coordination with outside contractor support when needed.
- Coordinates maintenance of pool water sanitation and related pool environment equipment.
- Sizes, lays-out and installs waste, vent, and domestic water distribution systems, welds or fabricates plates, brackets or needed devices.
- Performs service and preventative maintenance on small motorized equipment engines and on automotive vehicles; troubleshoots equipment problems and identifies when appropriate for external service provider to make repairs or perform warranty work.
- Identifies repair and maintenance projects requiring the assistance of contractors or vendors; participates in estimates and evaluations of project costs; monitors work of vendors or contractors; assists in the review of new construction or remodel plans to assure compliance with facility maintenance standards.
- Accesses and makes all levels of adjustments to computerized control systems, such as for lighting or energy management systems; and troubleshoots control system problems.
- Assists to train staff in department, including apprentice mentoring; assists management to determine training needs for team members.
- Performs electronic recordkeeping related to preventative maintenance and repair so that the department makes the most efficient and effective use of computerized maintenance management and service request systems; tracks and closes assigned work orders; may monitor work orders assigned to others and assist them in managing work orders.
- Maintains a broad working knowledge of materials, systems and code requirements related to maintenance of hospitality facilities.
- Responds to emergencies and closures including adverse weather to ensure that all facilities are protected and remain operational.
- Knows and understands all safety procedures of the facility. Trains less-skilled staff on safety procedures related to maintenance operations. Assists in safety inspections.
- Occasionally operates a vehicle and is responsible for its safe operation and reporting any observed maintenance needs.
- Maintains appropriate records and reports.
- Performs other duties as assigned.
Qualifications
What You Need for this Position
- 7+ years of facilities maintenance, construction, or repair experience in a commercial or industrial setting.
- 2+ years of education or training, or an Associate’s Degree, in the facilities maintenance trades may substitute for two years of work experience.
- Use and train others on a variety of tools and power equipment
- Plan and coordinate work; track and plan preventative maintenance work
- Maintain records and reports in computerized and written formats, compliant with regulatory requirements
- Effectively use email and automated calendaring systems
- Able to make arithmetic calculations quickly and accurately
- Learn and apply health and safety regulations
- Work independently with minimal supervision
- Understand and follow oral and written directions
- Optimize efficiencies provided by automated maintenance management and service request tools
- Work from blue prints, shop drawings and sketches
- Establish and maintain cooperative working relationships.
- High school diploma or equivalent.
- Must have a valid driver’s license for operation of a motor vehicle and possess an acceptable driving record.
- Able to read blue prints and schematic drawings
- Long periods of Standing and Sitting
- Able to stoop and bend
- Able to handle responsibilities that may require repetitive motion tasks
- Strong communication and analytical skills with an attention to detail
- Physical ability to lift and carry 80 pounds, climb ladders, work with power tools, and be able to work in and around mechanical equipment
